What this number is (and is not)
Freddie Mac's Primary Mortgage Market Survey averages rates offered to borrowers with strong credit and a substantial down payment. It is a market thermometer, not a guaranteed quote.
- Credit scores below the survey profile usually mean higher rates.
- Points, lender fees, and discount pricing change the all-in cost.
- ARMs, FHA, VA, and jumbo loans are different products with different pricing.
